The suite itself
Every suite at The Lux is deeded real property, held in your name. Phase II begins at $370,000, and pricing follows the size and layout you choose. A standard suite of about 1,450 square feet suits a focused collection, an extended-depth suite adds room at roughly 1,680, and the drive-through suites, at about 3,385 square feet, [CONFIRM] open at both ends for larger collections and trailers.

The HOA, and what it looks after
Owners share in the care of the community through an HOA assessment of $1.70 per square foot. [CONFIRM: annual or monthly] It covers alarm and security monitoring, the clubhouse and its insurance, snow removal, landscaping, water and the day-to-day management of the property.

Taxes, insurance and utilities
Because your suite is yours, it carries its own property tax through Johnson County, separate from the common areas the HOA covers. Insurance follows the same logic: a policy for the suite and its contents, with your vehicles protected under your own auto or collector coverage. Each suite has its own electric meter, so you pay only for what you use.

Making it your own
Every suite begins with 18-foot ceilings, insulated construction, power and water, and a 14x14 overhead door on most layouts. What comes next is entirely yours. Owners have added four-post lifts, mezzanine lounges, epoxy floors, bathrooms and kitchenettes, and climate control is available on select suites.

Leasing first
Not everyone is ready to buy on day one. A leased suite comes with the same private space, 24/7 gated access and clubhouse privileges, starting at $2,158 a month.
